Anecdotally... the company I work for had 3 floors in a very nice, high-end office building located in a prosperous area of Dallas/Fort Worth. We have moved to remote for most employees, so we no longer need that much space.

Recently we negotiated getting out of the existing lease for the 3 floors without penalty, reduced our per square foot rate for the 1 floor and got landlord upgrades added in for new carpet, paint and renovated restrooms - just so our company would stay in the building. We will save over $1mil per year on the reduced lease costs.

Nearly 50% of the building is vacant following the pandemic. I think we are representative of what is going on all over.
